			<content:encoded><![CDATA[<p>Economic indicators point to a rebounding real estate market in the Tucson area in 2012.  Sales numbers bottomed out in 2010 and 2011 saw little improvement in sales of new construction. However, historical data suggests the third year after prices bottom out in a real estate market, the market tends to improve.</p>
<p>The combination of good prices and economic improvement is signaling some to predict a breakout year in 2012.</p>
<p>Tucson&#8217;s economy is no longer &#8220;bouncing along the bottom&#8221; and as 2011 comes to a close there are signs the recovery is accelerating locally, according to economist Marshall Vest, director of the Economic and Business Research Center at the University of Arizona.</p>
<p>Tucson and Arizona have been hit harder than most regions in the U.S. by the recession and many other places are already on the road to recovery, Vest told <a href="http://www.insidetucsonbusiness.com/news/top_stories/forecast-tucson-should-recover-lost-jobs-by/article_77b5f8b8-2753-11e1-8752-0019bb2963f4.html">Inside Tucson Business</a></p>
<p>There are signs of improvement from late 2011 and that should continue into 2012, Vest said.</p>
<p>Private sector wages were up 5.7 percent in the first quarter of this year. Employment was up 1.9 percent year-over-year in September, adding a total of 6,800 jobs, all in the private sector. Two-thirds of those jobs were in professional and businesses services, which include high-paying positions in biotech industries. By 2015, Vest said he anticipates the Tucson region will recover the 35,000 jobs that have been lost in the recession.  Consumers are spending money, with retail sales up 9.1 percent year-over-year in October.  Restaurant and bar sales have fully recovered, he said.</p>
<p>In the housing market, affordability is at record levels and demand is growing. Inventories are lean, down to a five-month supply in the Tucson market, investor demand is coming back and foreclosure notices are down 15 percent.</p>

<p>The Tucson real estate market just might be starting to show some stabilization.</p>
<p>New figures from national and local analysts indicate the pace of home sales is 13 percent better than 2010. Average and median sales prices ticked up ever so slightly in October from September. There is positive movement in total sales, according to the Tucson Association of Realtors Multiple Listing Service. The reports show a 13 percent higher pace of sales and 2011 sales should now surpass the 2010 total of 11,295 homes.</p>
<p>The levels appear to be comparable to 2007 in terms of units sold and up from last year figures.</p>
<p>The numbers show inventory is leveling off and fewer foreclosures are stabilizing prices.</p>
<p>For the same period, the average sales price inched up $1,113 to $151, 812. The average days on market dropped from 80 to 74 days. The property prices of land near Tucson has never been more affordable according to Tricia Friedrich, marketing director at Red Hawk at J6 Ranch near Tucson who said &#8220;land is such a good investment right now that the unique opportunity to buy at this price and not have a deadline to build is just a smart investment.&#8221;</p>
<p>Some analysts feel that <strong><a href="http://www.insidetucsonbusiness.com/construction_real_estate/knock-on-wood-tucson-real-estate-market-inches-closer-to/article_ae961bd6-1143-11e1-8db2-001cc4c03286.htmlINSIDE%20REAL%20ESTATE%20&amp;%20CONSTRUCTION%20Knock%20on%20wood,%20Tucson%20real%20estate%20market%20inches%20closer%20to%20stabilization">Prices will soar in 2012</a> </strong>showing a trend that as the market continues to adjust its supply-demand balance, average home prices in Tucson are projected to increase 13.4 percent from June 2012 to June 2013. Nationwide, home prices are expected to drop 3.6 percent through June 2012 before rebounding 2.4 percent during the same 12-month period. The projections are according to new data from the Fiserv Case-Shiller Home Price Index. Even national investors are taking notice of the new opportunities in <a href="http://www.westernland.com/">real estate in the Tucson Area</a>.</p>

<p>The median sale price was $120,000, a 2 percent increase from the previous month, numbers from the Tucson Association Realtors Multiple Listing Service show.</p>
<p>September’s median sale price, at $117,500, reached a low not seen since early 2001. October’s median sale price, while better than the previous month, was still well below the same time period last year.</p>

Clear Capital is a research firm that aggregates sales data to identify real estate market trends for financial organizations.</p>
<p>Bad news in some sectors likely means good news for consumers who want <a href="http://www.westernland.com/">Real Estate in Tucson</a>. Eleven of the lowest-performing markets were in the West where average gains were just 0.3 percent. This just means better deals for those who get in at the best prices ever offered.</p>
<p>&#8220;Tucson is not like the rest of nation. Even if we drop another one percent, who cares? We are at the bottom of our market,&#8221; said housing expert John Strobeck, Bright Future Business Consultants. &#8220;I don&#8217;t see prices trending down much more, we have buyers&#8221; he told <a href="http://www.azbz.xom/">azbz.com.</a></p>
<p>New homes and land investment might offer the best opportunity. <p>In August, new single-family home permits in the Tucson region hit 141, the second-highest monthly volume of the year. Year-to-date, 1,035 permits have been issued by various jurisdictions, according to new data from John Strobeck, Bright Future Business Consultants.</p>
<p>The year&#8217;s peak was 157 permits issued in March.</p>
<p>During August, Pima County issued the most permits, 48, followed by Marana at 29 (see table). Year-over-year, the steepest drop was in permits issued by the City of Tucson, where they were down 36 percent.</p>
<p>For 2011, Strobeck estimates that 1,450 to 1,500 permits will be issued.</p>
<p>For new-built homes, 115 closings were recorded in August, up from 87 in July. That was the year&#8217;s second-highest mark after 119 sales in March. In August 2010, there were 131 new-built homes sold. For the year, there have been 805 new construction closings, Strobeck said. New construction closings are on track to hit 1,200 to 1,300 this year.</p>

<p><strong>John Malone</strong> is now America’s biggest individual landowner. The 70-year-old cable pioneer and chairman of Liberty Media now owns 2.2 million acres, after purchasing more than 1 million acres of timberland this year.</p>
<p>Now is the time to buy land, he said, because of low borrowing costs and low prices.  Malone told the <a href="http://blogs.wsj.com/wealth/2011/10/12/john-malone-now-biggest-landowner-in-the-u-s/tab/print/">Wall Street Journal regarding real estate</a> that land “is a pretty decent hedge on the devaluation of currency.”</p>
<p>Malone started snapping up land in the 1990s, buying in Colorado, New Mexico and Wyoming. He bought the 290,100-acre Bell Ranch in 2010 and uses it to raise cattle and horses. Mr. Malone said his main interest is land conservation and maintaining the sustainable forestry programs with the New England parcel.</p>
<p>There are those who believe the wealthy are likely to continue looking at large tracts of land as the safest long-term, hard assets at a time of extreme market volatility and low borrowing costs.</p>

With <a href="http://www.tucsonrealtors.org/statistics.html">Tucson real estate statistics</a> showing lower interest rates and the lower cost of owning a home versus renting, interested buyers may want to take advantage of home ownership this fall. The average price per square foot is $87.00, a decrease of 13 percent compared to last year, so this is good news for the potential buyer. Interest rates remain around 4 percent or even a little lower.</p>

<p>The real estate market has slowed down a little recently because the tax credit deadline has expired, but the market still continues to be attractive because real estate prices have declined. Over 603,000 homes have sold this year compared to 595,000 last year. Since home sales have started a slow growth, this means land will be more valuable.</p>
<p>Those interested in financing may find interest rates as low as 2.65 percent. The price of renting in the area continues to rise, with an increase of 3 percent, or $19.00 a month since last year. As of August, 2011, house rentals are as high as $1100.00 a month and higher depending on the neighborhood you choose to live in. Compare the cost of each, as building may be the more inexpensive way to go during the long haul.</p>

			<content:encoded><![CDATA[<p>In these up and down economic times , one investment now seems to be the most stable. The recent large fluctuations in the stock market make one wonder about safe harbors in a time of such risk.  Although land prices have gone downward in recent years, we&#8217;ve seen a bottoming out of the land market in terms of prices and prices look to climb higher again. The reason is the stability of land in relation to the stability of wildly fluctuation markets.</p>
<p>I once heard a man tell this wise old story:</p>
<p><em>With the stock market still in a slump the time has never been better than to invest in land.  The one corner of your life that will always be there, aside from family, is your land.  Values may drop, but they always come back, don&#8217;t wait and see, find out for yourself.  Ask your Dad.  Mine always said &#8220;buy land it is a safe investment&#8221;.  </em></p>
<p>I remember many years ago driving across western Arizona to visit relatives.  The were for sale signs throughout the desert.  My thought at the time was, who would buy this desert?  Now I know how Tucson and the surrounding suburbs have developed. You don&#8217;t want to say that the  surrounding area could have been one great investment. Having a mountain view with a spacious lot is icing on the cake.</p>
